how it works

A clear process, from contract to settlement.

Property settlement involves more moving parts than most people expect. We manage the legal and financial process behind the scenes, while keeping you informed at every step so you always know what’s happening and what comes next.

Buying a property

Once your Offer and Acceptance is signed, you send it through. We review the terms, confirm key dates, and outline what to expect from here.

We complete the searches

We check the title, identify any encumbrances or restrictions, and make enquiries with councils and relevant authorities to ensure everything is in order.

We prepare and coordinate

We prepare your transfer documents, calculate all adjustments and other costs, and liaise with your bank, the agent, and all parties. We’ll walk you through it all before anything is signed.

Settlement happens

Funds and title transfer electronically. We follow up until everything is confirmed, then let you know when it's done!

What does a settlement agent actually do?

We manage the legal and administrative steps involved in transferring property from one person to another: searching the title, preparing documents, liaising with your bank and the other party, and keeping every date on track. You focus on the move, we handle the paperwork.

Do I need a settlement agent or a solicitor?

For most residential and commercial settlements in WA, a licensed settlement agent has everything required. If your situation calls for legal advice beyond that, we'll let you know early.

How long does settlement take?

Typically 30 to 90 days, agreed between buyer and seller when the contract is signed. We track every date from there and let you know well ahead of anything you need to do.

Is my money safe during settlement?

Yes. Settlement happens electronically through PEXA, a secure national platform, and we verify all bank details directly before any funds move.

Do you handle buying, selling, and everything in between?

Yes. We manage residential and commercial settlements, plus transfers that aren't a straightforward sale, like family transfers, deceased estates, and changes of name on title, for properties across Western Australia.

What do I need to do, and when?

Not as much as you'd think. Once we open your file we send you a clear list of what's needed and when, mostly identification, signing documents we've already explained, and getting back to us promptly.
